Werribee’s two kinds of bathroom
Werribee is large enough to be two markets at once. There is the established centre — 1970s to 1990s homes, many still running an original or once-updated bathroom — and the newer estates on the edges where houses are barely a decade old. The renovation each needs is completely different, which is why we look before we price.
In the older homes the work is corrective. Thirty-year-old waterproofing is at or past the end of its service life, and the signs are consistent: grout that cracks along the same line however often it is repaired, a floor that sounds hollow near the shower, skirting lifting in the adjoining room, and a smell that returns within days of a deep clean. In the newer homes it is almost always an ensuite upgrade or a laundry that was handed over as a tub and a cupboard.
Why a re-tile over old waterproofing does not last
A cosmetic refresh that leaves the original membrane in place buys perhaps a decade, and often much less. We strip back to the frame, rectify what we find, waterproof to current Australian standards and certify the work on completion. Keep that certificate — it is worth real money when you sell.
