Burnside Heights is our own backyard — a few minutes from Caroline Springs, and one of the estates now entering its first real renovation cycle. Homes built in the early to mid 2000s are hitting the twenty year mark, and that is when builder-grade bathrooms start to show their age: silicone going black no matter how often it is redone, shower screens pitting, grout staining that will not lift, and vanities swelling at the base.
Twenty years is also roughly when the original waterproofing membrane reaches the end of its reliable life. In practice we often find the shower base is the first thing to go, and it goes quietly — a slow leak into the slab edge or the adjoining wall that only announces itself when the skirting starts to lift in the next room.

Being local matters more than people expect on a renovation. When we are ten minutes away, a forgotten delivery or a supplier issue is an hour’s disruption rather than a lost day, and we are not weighing up whether it is worth the drive to come back and finish a small item properly.
