Bathroom renovations in Ardeer, done properly

Ardeer sits about ten minutes from our base in Caroline Springs, and it is one of the areas we are asked about most. It is an older pocket of Melbourne’s west — a lot of post-war and 1960s to 1970s brick veneer homes, many still carrying their original bathroom. If yours has a rusting steel bath, tiles that stop halfway up the wall, or a shower that has started to smell no matter how often it is cleaned, you are not imagining it. Those bathrooms were built to a standard that no longer applies, and most of them have never been waterproofed to modern code.

BP Building & Maintenance is a licensed and fully insured renovation business. We are a licensed carpenter, a licensed waterproofer and a registered plumber, which means the three trades that matter most in a bathroom are handled in-house rather than subcontracted out and coordinated by phone.

Why older Ardeer bathrooms need more than a facelift

Homes of this era were commonly built on a concrete slab with the bathroom against an external wall. Two things tend to show up once we open them up. The first is failed or absent waterproofing — a membrane that has perished, or was never installed at all, letting water track into the wall frame and floor over decades. The second is old copper or galvanised pipework that has narrowed with age, which is why the shower pressure drops when someone runs a tap in the kitchen.

A renovation that only replaces tiles and fittings leaves both problems in place. We strip back to the frame, rectify what we find, waterproof to current Australian standards, and certify the work. It costs more up front than a cosmetic refresh and it is the difference between a bathroom that lasts twenty years and one that fails in five.

What a bathroom renovation with us includes

  • Full strip-out and rubbish removal
  • Plumbing rough-in and fit-off by a registered plumber
  • Waterproofing by a licensed waterproofer, certified on completion
  • Wall and floor tiling
  • Walk-in and frameless showers
  • Custom vanities and storage
  • Carpentry, framing and door work
  • Laundry renovations, often done at the same time to save a second mobilisation

How long it takes

Most bathrooms we complete run to approximately two weeks from strip-out to final clean, assuming selections are locked in before we start. We work on one bathroom at a time rather than juggling several jobs, which is the main reason that timeframe holds. Where a home has only one bathroom we plan the sequence to keep the disruption as short as it can reasonably be, and we will tell you honestly at quoting stage which days you will be without it.

Getting a quote in Ardeer

Quotes are free and done in person — a bathroom cannot be priced accurately from photographs. We will look at the existing layout, the age of the plumbing, whether the floor is slab or timber, and what you are hoping to change, then put a fixed written price in front of you with the inclusions spelled out. No obligation, and no pressure to decide on the spot.
